Lease a New Home!
The Perfect Home is Waiting—Let's Find It!
Using an agent is no cost to you!
A lot of people don't know that they can get the help of a real estate agent to find a rental at no cost to them! In MOST cases (there are some exceptions) the landlord will pay a finders fee to your agent for bringing them a reliable tenant. This fee helps compensate your agent for doing the work required to find and secure you a home. So feel free to contact me, and I can get to work right away finding you your next home! Read below for more about the process.
Before you start, take a look at your credit
A strong credit score improves your chances of securing the home you want. Landlords typically look for scores above 650, but if yours is lower, there are ways to strengthen your application. Start by reviewing your credit report for any errors that can be disputed or removed with a simple call. Next, focus on your payment history—consistent on-time payments for several months can make a big difference. Also, avoid maxing out credit cards; instead, use them for small purchases and pay them off regularly.
If improving your credit score isn’t an option right now, there are other ways to boost your application. Consider getting a cosigner, providing strong references, showing proof of steady income, or offering a larger deposit to reassure landlords of your reliability.
Start looking!
Once you’ve set your budget, I’ll create a personalized home search tailored to your specific needs and preferences. With advanced filters, we’ll narrow down properties that truly match your criteria. You’ll start with a curated selection of homes to tour, and as new listings hit the market, they’ll be automatically sent to you—ensuring you never miss an opportunity. I’ll personally guide you through each showing, offering expert insights and answering your questions to make the process seamless and stress-free.
Now you found a home you love...
Another little known fact is even with a lease, everything is negotiable! I will run rental comparables to determine how the listed lease compares to others in your area, giving you confidence going in that you are receiving a fair deal. I will be your personal representative, communicating your unique situation to the landlord, asking questions, and negotiating on your behalf. I will help review your lease documents when necessary, but I will recommend that you also get the lease reviewed by a lawyer if there is unusual language in the contract.
Sign the lease, make your deposit, and celerbrate!
The final step is signing your lease, making deposits, and getting ready to move! Take a moment to celebrate this exciting milestone as you settle into your new home. I’ll be here to support you with helpful resources if needed and to wish you all the best in this new chapter.
